A $15 million refresh by Ryan’s construction and Real Estate Management and Building Services (REM/RBS) teams transformed an outdated, closed-off, single tenant office complex into a welcoming multi-tenant center, complete with two-story atrium and canopy walkway. In just 10 months, the 365,000-SF Crosspoint Redevelopment in North Phoenix, AZ, underwent significant interior and exterior work, reorienting the two buildings to the main road and preparing them for future tenants. Exterior improvements included a new main drive, visitor parking, hardscaping and landscaping, and refreshed paint, while contractors took the interior back to core and shell, and remodeled restrooms and elevator lobbies. Tenant amenities on the first floor now include a café, conference room, fitness center, locker rooms and a game lounge.

The focal point of the two, four-story buildings is the new high-ceiling atrium with feature staircase, chandelier fixtures and glazing on all sides. We brought in our Virtual Design and Construction (VDC) team to detect clashes, improve communication, and save the owner money while keeping the project on schedule.

Our collective insight, design-assist, increased communication, value design and efficient partnership between construction and REM/RBS teams enabled multiple aspects of Crosspoint Redevelopment to be addressed simultaneously and seamlessly, without the use of outside consultants. In addition to safely navigating the COVID-19 pandemic during construction, we added safety features to the project including touchless entry, HVAC modifications and outdoor gathering spaces—all while cutting costs.
