Transforming an industrial building into a sleek office space
OPN Architects, Inc. is a long-time architectural partner of Ryan’s. When OPN decided to lease space in the Borden Hutchinson building, Ryan was the natural choice to renovate the building and transform it into a stylish, sleek office befitting an architectural firm.

Ryan completely demolished the interior of the first and second floors and built out the second floor for OPN’s office, including new mechanical systems, an elevator, a new lobby and a stairway. The paint was sandblasted from all surfaces to expose the building’s original wood roof decking, structural steel and brick, achieving a loft look and feel.

OPN’s superbly talented designers created the interior finishes, which were completely custom-designed. The challenge was to maintain budget while successfully executing the striking design. Ryan kept separate budgets for the building’s shell and the interior build-out while incorporating numerous design changes throughout construction.
