Naperville, IL (September 19, 2008) — The Midwest Division of Ryan Companies US, Inc., is announcing plans to develop Oakland Crossings Medical Center, a 100,000-square-foot, Class-A medical office building adjacent to Great Lakes Crossing Shopping Mall.
Oakland Crossings Medical Center will be developed on an 18.07 acre site on Great Lakes Crossing Drive, approximately one half mile west of the intersection of Joslyn Road and Interstate 75.
“This development offers great visibility and will be a unique expansion opportunity for healthcare systems and specialized medical groups to service one of the strongest markets in the Detroit-metropolitan area.” said Jim McDonald, Director of Development, Ryan Companies US, Inc.
“We would like to thank the Mayor, Clarence E. Phillips, Pontiac’s Economic Growth Group and City Council for their support, guidance, and shared vision of this exciting project,” McDonald added.
Construction on Oakland Crossings Medical Center is expected to begin in Spring 2009 with occupancy slated for Summer 2010. The building, which will be four stories tall and offer floor plates of approximately 25,000 square feet, is currently going through the programming and design phase.
According to McDonald, Ryan is considering a number of different architectural design solutions to adapt to the challenging topography of the site. “The building will be designed to give a crisp, welcoming impression and in keeping with the image that medical professionals and patients require in a healing environment.”
Situated along the I-75 corridor in northern Oakland County, the site is located approximately 25 miles northwest of downtown Detroit. According to Ryan it is one of the hottest markets for medical office and related developments because it is a fairly affluent community and the demand for medical office space far exceeds the existing supply.
Immediately to the north of the site is the Great Lakes Crossing Shopping Mall, a 1.4 million-square-foot mall featuring six-themed and architecturally distinctive areas and more than 200 value-oriented and regular-priced stores. Anchor tenants of the mall include Bass Pro Shops Outdoor World (five football fields worth of outdoor gear and shopping fun), GameWorks (hi-tech indoor playland developed by Steven Spielberg's guidance), Rainforest Cafe, and Neiman Marcus Last Call Clearance Center.
Mason L. Capitani, Executive Vice President, and Gary P. Grochowski, Senior Vice President, of L. Mason Capitani, Inc., in Troy, Michigan will coordinate leasing for the property. Mason and Gary, both senior brokers and each holding the prestigious SIOR designation, have a combined experience of almost 30 years in the I-75 Corridor.
“We are excited to work on this well-timed, well-located medical development. The vacancy rates for good quality medical space remain relatively low, especially along the path of growth in northern Oakland County,” said Capitani.
