Ryan Companies US, Inc. Begins Construction on Good Samaritan Expansion in Davenport, Iowa

New Patient Rooms and Rehab Center Part of 21,000 Sq. Ft. Addition

Davenport, Iowa (October 7, 2010)—Ryan Companies US, Inc. has started construction on a 21,000-square-foot addition for the Good Samaritan Society senior living community and care facility at 700 Waverly Road in Davenport, Iowa. Construction costs for the two-story addition are estimated at $4.36 million. The project is expected to be completed by July 2011.

The Good Samaritan Society is a Christian social ministry organization, based in Sioux Falls, S.D. In more than 230 locations around the country, Good Samaritan offers Christian Communities of Care in which seniors find many opportunities for a meaningful and full life. There are a host of housing options and services available, from senior living to skilled nursing with rehabilitation and long-term care to home care.

"Our mission centers around providing support and services to older persons and others in need, and this project will go a long way in ensuring we continue to meet those needs for Iowa's growing elderly population," said Cyndi Dague, the community relations and marketing director at Good Samaritan Society in Davenport.

As it currently exists at its Davenport location, Good Samaritan is comprised of three single- and multi-story residential buildings with 190 nursing care beds and 44 independent senior living apartments, along with a complete geriatric rehabilitation center and a premier Alzheimer's special care facility.

"This expansion and remodel will benefit the patients, staff and community for years to come."

The two-story addition will include new physical and occupational therapy rooms, lounges, staff offices and mechanical rooms on the first floor. The second floor of the addition will include 16 resident rooms, an activity area, lounges, and an expanded dining area. The expansion space will be built with conventional steel framing and a brown brick exterior. As part of the project, portions of the existing interior space also will be remodeled.

“This is a very special project for me personally, since my dad and grandmother lived there for the last years of their long lives,” said John Gere, project architect, Scholtz Gowey Gere Marolf Architects & Interior Designers.  “The care they received was outstanding.  It feels great to be able to give back to the Good Samaritan Society for all the good that they have done for our family.”

As the baby boom has aged, Ryan has developed approximately 330 units in subsidized affordable, age-restricted residential projects in the past three years.  It has served as developer, owner, and/or general contractor on many multi-family housing projects primarily in the Midwest with an excess of 2,600 units which have been placed into service or are under construction. In Illinois, Ryan and its joint venture partner Jim Bergman recently completed the development of Thomas Place Fox Lake, a 100-unit affordable housing complex for people 55 and up. This follows the construction of Thomas Place in Glenview, a 144-unit development.

The project is being managed by the Ryan Quad Cities office in Davenport, Iowa, with Greg Lundgren, Ryan Quad Cities President and Project Manager Brian Harry and Superintendent Terry Griffin overseeing the work.  Other project team members include:  IEFM Consulting Engineers, mechanical and electrical engineer; Missman, Stanley & Associates, structural engineer; and Aptura, interior designer.
