We are excited to announce that we have broken ground on the GSQ Medical Building, a Class A, medical outpatient building (MOB) at Goodyear Civic Square, within the GSQ master development.

The MOB is a joint venture between Ryan Companies and Globe Corporation, the owner and developer of GSQ.

The three-story, 62,475-SF building is fully preleased to Banner Health. This milestone marks the first medical project to start construction within GSQ, helping to solidify the City of Goodyear’s vision for its new downtown.

We are the developers and builders of the GSQ Medical Building, which is expected to be completed by Q3 2025.

“Goodyear and the West Valley are primed for tremendous growth, which makes this an exciting time to bring a premier medical building with a leading health system to this state-of-the-art mixed-use development,” said Jaime Northam, vice president of healthcare development, Ryan Companies. “Our team plans to work thoroughly with Banner Health, Globe Corporation, the City of Goodyear and our trade partners to deliver an exceptional medical building that will serve West Valley residents for years to come.”

Banner Health will offer several medical services throughout the building, including primary care, orthopedics, cardiovascular, on-site labs and imaging. This will be Banner’s first large multispecialty health center in Goodyear, creating convenient access to care for the community.

“This new Banner Health Center will expand access to critically needed primary care and key specialty services for Goodyear residents,” said Shiva Birdi, MD, Banner Medical Group Chief Executive Officer. “We look forward to building lasting relationships, and creating personalized care for the families we serve.”

Previously, Ryan worked with Globe and served as the general contractor for Goodyear Civic Square at GSQ, an innovative mixed-use campus comprised of a four-story city hall and library, two-acre civic square park, four-level 912 car parking garage, and a three-story, 100,000-SF Class A office building.

“We are excited to welcome Banner Health to Goodyear’s downtown, further enhancing the top-notch healthcare services that Goodyear is known for,” said Goodyear Mayor Joe Pizzillo. “This is the true definition of a robust downtown – where dining, shopping, entertainment and quality healthcare are all in one place. It’s exactly what our residents have been asking for.”
