Florida Orthopaedic Institute (FOI) was looking at one of the last undeveloped parcels of land in this fast-growing healthcare area for their new orthopaedic urgent care facility. They chose Ryan Companies as developer, and we navigated some challenging zoning hurdles to gain control of the desirable site—at a highly accessible, visible location on the Brandon parkway, adjacent to retail and dining. Ryan A+E was the lead on design and planning, and we teamed with FOI’s designer on interiors. The Ryan team completed construction in August 2018.
FOI is now the major anchor tenant, occupying over half of the 53,000-SF building, a significant increase in space for their Brandon practice. The practitioners have access to 30 exam rooms, areas for physical and occupational therapy, and X-ray and MRI technology, enabling patients to receive comprehensive care at one location. In addition, HCA occupies about 20,000-SF for a state-of-the-art advanced surgical teaching and training facility. Ryan’s Real Estate Management team is responsible for the ongoing management of the medical center.
