As a leading integrated healthcare provider, Endeavor Health – Edward-Elmhurst Healthcare, the third-largest health system in Illinois, has partnered with Ryan Companies to develop their new Cardiovascular Health Center. Located on the Naperville hospital campus, this three-story, 71,600-square-foot facility will feature a cutting-edge cardiovascular medical office building and ambulatory surgery center. It will offer advanced outpatient services for cardiac catheterization and electrophysiology procedures, transforming regional cardiovascular care.
The center is a top priority for Endeavor, aiming to enhance outpatient services in a high-demand specialty. It will include two catheterization labs, a future shelled lab, 12 prep/recovery rooms and comprehensive diagnostic imaging, including PET CT, nuclear medicine and stress testing. Additional spaces include a cardiac rehabilitation gym, a diagnostics clinic with 34 exam rooms and specialized clinics run by Cardiac Surgery Associates (CSA) and Midwest Cardiovascular Institute (MCI).
The design focuses on an elevated patient experience with a refined finish palette and a cohesive multi-tenant layout. Key challenges included managing multiple tenants with distinct check-in locations, requiring a thoughtful approach to wayfinding, as well as optimizing space, which led to the addition of an internal stairway and a two-story lobby based on client feedback.
This project features a unique partnership model with Ryan Companies as developer and Endeavor as master lessor, while MCI and CSA lease space. The design process was collaborative, incorporating feedback through regular meetings and 3D visualizations. Budget integrity was maintained from conceptual design through GMP, with value analysis ensuring cost-effective solutions, such as replacing radiant ceiling panels with fan-powered boxes.
