Of the 13 senior living communities that Ryan and Grand Living Management, LLC, have successfully partnered together to create, Grand Living at the Grove is the first urban luxury senior living community for the Grand Living residences. Our development, architecture + engineering and construction experts collaborated to encapsulate the Grand Living hospitality experience while offering an age-in-community model where residents can remain in their original apartment even as their healthcare needs change.
Located at the doorstep of desirable downtown Austin, Texas, the site offered visibility and convenience, with access to a major highway, public park, restaurants, retail offerings and office spaces. Due to the dense site location surrounded by developments, our team took extra precautions to ensure the safety of community members and occupants of neighboring buildings, while also navigating traffic and logistics. To prevent disruption and ensure accessibility to equipment and resources, our construction team secured permits to utilize an additional nearby street. We proactively hosted numerous breakfasts with neighboring tenants to address questions and concerns and provide project updates.
Midway through design, the price of steel and associated metal costs increased dramatically, requiring our team to adapt, switching to a concrete structure to deliver significant cost savings. During the construction phase, our design team adjusted the floor plan to combine numerous studio apartments, in response to increasing demand for larger one and two bedrooms. Our construction team seamlessly adapted to these design changes, thanks to our expertise, transparency, and ability to cross-communicate across teams.
Our architecture team identified techniques to preserve Grand Living’s high-end aesthetic and amenities, while providing an efficient design that helped managed the high construction costs. This resulted in many firsts for a Grand Living + Ryan project, including a five-story building (the tallest in the portfolio), a 1,626 square foot top floor grand suite, a rooftop terrace with views of downtown and a below-grade parking deck. At 348,353-SF with 177 independent and assisted living units and 36 memory care units, Grand Living at The Grove offers resort-style luxury, including a pool and courtyard, spa and fitness, salon, theater, and formal, casual and bistro dining.
