When a past business relationship led to an opportunity to purchase a wooded parcel abutting a conservation area, we knew the setting was ideal for a senior living environment with meaningful connections to nature and the local community. Located by a major highway, the location offered visibility and convenience in a sought-after retail and transportation corridor, close to downtown medical facilities. Teaming with operating partner Grand Living, we provided development, architecture + engineering, construction, capital markets and select maintenance services.
The same characteristics that made the location desirable presented design and construction challenges, including added environmental reviews. Our designers focused on maximizing its potential while conserving protected trees and vegetation. The building’s orientation, large windows, and exterior features—including a walking path encircling the detention pond, fire pit and patio facing the preserve— bring the outside inside. We even resourced wood from trees we removed, incorporating it into the four-story, 21,000-SF Midwestern Colonial structure.
Completed on time and on budget, award-winning Grand Living Indian Creek realizes the vision of an idyllic, age-in-place community, with 165 units offering independent and assisted living and memory care. The amenity-rich environment provides formal and bistro dining, a pub, wellness center and spa with full-service salon, exercise studio, offices for medical providers, grand lounge and library, performance theater for arts and learning, a chapel, art and woodworking studios, pet grooming center and instrumental practice rooms.
