AT&T Tower Wins Prestigious International BOMA TOBY® Award

AT&T Tower, located in Minneapolis, has won the 2019 BOMA Outstanding Building of the Year (TOBY®) Award in the 500K-1M square foot category at the BOMA (Building Owners and Managers Association) International Conference in Salt Lake City this June. The TOBY Award is the most prestigious and comprehensive program of its kind in the commercial real estate industry, recognizing quality in commercial buildings and rewarding excellence in building management.

The BOMA TOBY Awards are given in 15 different building categories based on size and facility type. Buildings are judged on all facets of building operations including energy management, tenant relations, community involvement, emergency preparedness, and security. To qualify for the international level of this competition, these buildings had to win the “The Outstanding Building of the Year” in a locally judged competition and also earn the TOBY regional distinction as determined by the regional judges. Buildings were required to submit a lengthy and detailed application and undergo an extensive building inspection process by a team of TOBY judges. In addition, the management team is interviewed by a judging panel regarding the building’s tenant relations programs, work order systems, emergency preparedness/security standards, budgeting, recordkeeping, and staff experience and training.

Managed by Ryan Companies’ and owned by ASB Capital Management, Inc.,  AT&T Tower is also recognized as a BOMA 360 Performance building. The unique BOMA 360 Performance Program is designated to buildings that achieve operational excellence, while providing tangible benefits to its occupants. These buildings have higher tenant satisfaction levels, operate efficient building system, command higher rental rates, and experience lower vacancy rates than buildings without this designation.

The 33-story AT&T Tower is located on the south end of Minneapolis’ core central business district. Built in 1991 by Ryan Companies, the 610,154 SF, Class A office tower is constructed of structural steel with a façade of vision and spandrel glass. The distinctive outward canted windows at its apex make it a defining landmark of the Minneapolis skyline.

The building recently underwent an extensive renovation/repositioning that included a lobby transformation that provided abundant seating, a coffee bar, fireplace and conference center which adds to the already extensive amenity offerings. Additional amenities and differentiators include a full-time concierge, full-service fitness center, on-site building management staff, 24/7 security, 400-stall underground parking garage, an ATM and dental office. In addition, this EnergyStar Certified and LEED Gold building has direct access to major freeways, public transportation, the Nicollet Ave. pedestrian mall, and Minneapolis’ indoor skyway system, making it the perfect location for any business.

The TOBY victory was made possible by a combined effort from Ryan’s collective team of real estate management, building services, property accounting and construction management professionals.
