Cadence Premier Logistics Breaks Ground for New HQ/Warehouse Facility at Laraway Crossings

After selling a 44.5-acre land site within the Laraway Crossings Business Park in Joliet, Illinois, to Cadence Premier Logistics, a logistics company based in Chicago’s southwest suburbs, Ryan Companies US, Inc. has begun construction of Cadence’s 143,560-square-foot corporate headquarters and warehouse facility at 2250 Chicago St.

A formal groundbreaking ceremony commemorating the start of construction was held on May 26 at the project site. The event featured executives from Cadence Premier Logistics and Ryan Companies, officials from the City of Joliet, Will County and the Will County Center for Economic Development, and representatives from the American and Illinois Trucking Associations.

“This is an important milestone for us,” said Rocky Caylor, President and CEO of Cadence Premier Logistics. “This facility, and what it represents, will help us facilitate growth and create jobs in the community. Equally as important, it advances our culture and our pride at Cadence.”

Caylor acknowledged that this site was selected because it allows the company to retain the greatest number of employees, something that a move across state lines would not have achieved.

“From a purely financial perspective, the alternatives were attractive,” he said. “But this company’s culture and its employees are closely linked; so we are excited to be building our new corporate headquarters at Laraway in Joliet.”

When this build-to-suit construction project is completed by the end of 2016, Cadence will relocate and expand its operations and transfer approximately 120 employees from Alsip, Illinois. According to Caylor, the company expects to add approximately 100 new jobs at the facility over the next two years.

The new industrial facility will have a 121,510-square-foot footprint and include 22,050 square feet of office space, an additional 22,050 square feet of mezzanine office space for future growth and expansion, 74,620 square feet of warehouse space and 24,840 square feet of breakout area. The building, which is expandable by approximately 94,500 square feet, will be a steel structure with precast concrete wall panels.

Given the nature of Cadence Premier Logistics’ business, the new facility will include abundant parking:  184 car stalls and 442 tractor-trailer spaces.

One of the distinctive features of the warehouse facility is an indoor soccer field in which Cadence Premier will host clinics and special events for the community.

According to Caylor, the addition of the soccer field is a way to give back to and integrate with the community.

“We are very excited that Joliet and the Laraway Crossings Business Park will be our new home,” Caylor said. “To demonstrate our commitment to our new friends and neighbors we are incorporating the soccer field into our new headquarters for the benefit of our neighbors.”

“As Cadence moves into the next chapter, it was important to me that the ideas of these key people and those core leadership principles influence the physical and philosophical design of our new building,” he added.

With a spring construction start, Cadence Premier Logistics expects to take occupancy by year end.

Ryan Companies is serving as the project’s design-builder. Other members of the project team include Harris Architects, Inc., architect, and Jacob & Hefner Associates, civil engineer.

Laraway Crossings Business Park, strategically located on the northeast corner of Route 53 and Laraway Road in Joliet, Illinois, is a 362-acre industrial park development launched in 2000 by Ryan Companies. Other developments and construction projects currently underway in the business park include Laraway Commerce Center, an approximately 747,000-square-foot warehouse, and IKEA’s 1.2 million-square-foot warehouse and distribution center.
