Construction Begins on 278-Unit Multifamily Community in Chula Vista, California

Construction is underway on Millenia Lot 19, a 278-unit luxury multifamily community, in Chula Vista, California. We have formed a joint venture with Strata Equity Group, Inc. on the project, which is comprised of 340,000-SF, four mid-size buildings and 1,180-SF for commercial space.

“With the success of our recently completed multifamily community in Millenia, The Avalyn, our team looks forward to bringing more high-quality residential options to this urban village,” said Daniel Bertao, vice president of real estate development, Ryan Companies. “The start of this project comes at the right time as the demand for housing continues to grow across San Diego’s South County while construction starts in the region have decreased significantly.” 

The project is located within the Millenia master-planned community. The beginning of construction comes at a crucial time to add needed housing in the area, as Chula Vista has experienced tremendous growth. From 2010 to 2022, the city’s population rose by more than 35,000 people, according to the U.S. Census Bureau.

Millenia Lot 19 will offer several attractive amenities, including a resort-style pool and spa, a rooftop deck with clear views of the Pacific Ocean and Mexico, expansive pet amenities, a state-of-the-art fitness center, and a resident clubhouse. The commercial space component of the project will feature a public co-working space that will be available to the community. Additional amenities include bike maintenance and storage facilities, and ample community green areas that will promote social gatherings and events among residents. 

Several sustainable elements are also included throughout the community, including dedicated electric vehicle chargers in every resident garage. The community will also have energy efficient appliances within residences, as well as a robust solar program with panels both on roof tops and car ports.

We are the developer and builder of Millenia Lot 19, and Ark Architects, Inc., a greater San Diego area architectural and planning firm, is the architect of record. Initial units of Millenia Lot 19 are expected to be delivered by Q4 2025. 

Millenia Lot 19 marks our second multifamily project in Chula Vista. The first was The Avalyn, a 480-unit luxury multifamily rental community that opened in fall 2022.
