Despite a reduced demand and use of traditional urban office buildings in recent years, we are excited to announce we have broken ground on Chandler Freeways Business Park. This multi-building industrial project will consist of our construction team converting a former office property into a single-story Class-A industrial building. Once completed, this leading-edge project in Chandler, AZ, will offer users immediate access to freeways, the expanding labor pool in the area and several attractive onsite features.

“As the Phoenix market is faced with a surplus of challenged office buildings, our team is excited for the opportunity to transform this site into a state-of-the art industrial complex that will attract top-tier businesses and talent to the area,” said John Paul Mulhern, director of real estate development, Ryan Companies. “This project is suited for a variety of end users, thanks to its prime infill location offering exceptional access to both the East and West Valley.”

We originally built the former office building in 2004. This converted building will now total 87,600 square feet. A second Class-A industrial building will also be built, which will total 102,875 square feet.

Chandler Freeways Business Park is conveniently located southeast of the Loop 202 and Interstate 10 interchange, providing users with unparalleled access as it is less than two miles from three full diamond interchanges. Several restaurants, hotels and major retail options are located minutes from the project. Nearby corporate users include Avnet, Honeywell, Northrop Grumman and Nikola.

“In this premier space, industrial users will have direct freeway access to in-market partners as well as into southern Arizona, other western states and Mexico,” said Greater Phoenix Economic Council President & CEO Chris Camacho. “Greater Phoenix continues to proactively supply amenitized, conveniently located Class-A buildings, strengthening the foundation for the region to drive more economic growth.”

The project will have numerous property features including full concrete truck courts, reinforced speed bays, speculative office suites, warehouse lighting and the capacity for high power, providing tenants with essential electrical infrastructure. Additional features of the buildings include a total of 26 dock-high doors and 301 vehicle parking stalls.

Chandler Freeways Business Park is expected to be completed by Q4 2025.
