Industrial Park Project in Historic Neighborhood on Chicago’s South Side Enters Final Phase
What was once one of the largest undeveloped sites in Chicago is now being transformed into a thriving, revitalized community. We envisioned a renewal of seemingly undevelopable land and invested in the promise of Chicago’s South Side with Pullman Crossings, which is now entering its final phase of construction. Forming a joint venture with Namdar Realty Group and Mason Asset Management, we’ve broken ground on a 160,000-SF speculative industrial facility. This project comes just five months after the groundbreaking of another 170,000-SF speculative industrial facility.

The 10-acre site for the new facility, located in the historic Pullman neighborhood at 10800 S Doty, is just minutes away from major interstates including the Bishop Ford Expressway, Highway 20 and Interstate 57. The building will feature desirable amenities such as outdoor eating areas, exterior bike racks, ESFR fire protection, and a 32-foot clearance height in the warehouse. The flexible design will accommodate a wide range of uses including warehousing and distribution, as well as light manufacturing and industrial, in addition to providing Class A space to a supply-constrained submarket.

We are the developers and builders of the facility, with construction financing provided by Bankers Trust. The final phase of Pullman Crossings is expected to be completed by August 2025.
Pullman Crossings is a 50+ acre industrial park within Pullman Park, a 180-acre, mixed-use development being developed by Chicago Neighborhood Initiatives (CNI). Dating back to 2017, we developed and built three industrial facilities at Pullman Crossings totaling 685,000 square feet, including the Whole Foods Midwest Distribution Center, a SC Johnson warehouse, and an Amazon last mile distribution center. The industrial park has created approximately 600 jobs to date.
