Ryan Companies And DWS Group Announce Second, Large-Scale Speculative Distribution Development in Poway
Two Building, High Image, Warehouse/Distribution Development Planned
San Diego, CA Ryan Companies and DWS Group announced today the closing of escrow on 39 gross acres for its second, large-scale speculative industrial development in central San Diego. Vantage Point, a class A warehouse/distribution/manufacturing campus will be located in Poway, CA, adjacent to HCP’s Ridgeview Poway, a fully leased three building industrial project totaling 303,000 SF that Ryan Companies built in 2018. Vantage Point is comprised of 530,850 square feet (SF) and is expected to break ground in February 2019.
Located in the prestigious South Poway Business Park, Vantage Point is a two-building market leading project that is designed to fulfill the needs of logistics, distribution, warehouse and manufacturing users. Located at 14400 & 14500 Kirkham Way, each building at Vantage Point is designed to include two story office spaces ranging from 5-30% of the GLA, interior clear heights of 36’, 115 total dock high loading positions plus 12 grade level ramps, state of the art ESFR fire suppression systems with k25 heads, 180 wide concrete common truck drive aisle providing for four lanes of onsite truck traffic to service the buildings, three site access points and pad elevation well above surrounding streets. Each building will incorporate glass rollup doors to provide true indoor/outdoor collaboration space to be enjoyed by employees. The project will also provide extensive outdoor amenity and dining areas.

Centrally located five miles east of Interstate 15 freeway and 3 miles west of State Route 67, the project fronts Scripps Poway Parkway, the prime east-west arterial. Vantage Point construction is expected to be complete in 2020 and will be marketed by Mickey Morera and James Duncan of Kidder Mathews.
