Ryan Completes Four-Story Senior Living Community Near Tampa

As population projections predict a swell in the senior population in Southwest Florida, we're excited to share that we recently completed Grand Living at Wellen Park. The 235,267-square-foot luxury senior living community brings more than 200 residential units to the area. Located in Venice, Florida, the community is part of Wellen Park, a master-planned development encompassing 11,000 acres along the Gulf Coast in southern Sarasota County.

The four-story building includes 156 independent and assisted living units and 36 memory care units. 12 villas are also available, featuring two bedrooms, a den and two-car garages, built by Mattamy Homes, the master developer of Wellen Park. Ryan served as the developer and builder as well as an investor in the community. Ryan A+E, Inc., Ryan’s design studio, served as the architect. Grand Living Management is the operator as well as an investor in the community. 

“Ryan’s involvement in several aspects of this project allowed us to holistically approach the development to consider residents’ shifting healthcare needs,” said Steve Strom, vice president of senior living development at Ryan Companies. “Having completed more than 12 senior living communities with Grand Living Management across the country as well as over 25 others, we bring a distinct understanding of the specialized needs of these residents and were able to implement that at every stage of the project.”

Grand Living at Wellen Park showcases an industry-leading age-in-place model, which includes adaptive features, enabling residents to remain in their original residences as their healthcare needs evolve. Additionally, the community includes several luxury amenities: dining venues, a library, a wellness center with fitness areas, a spa and salon, a club room, an activity room and a large gathering space for community events and spiritual services.

According to recent research from Florida Gulf Coast University, 30.1% of the Southwest Florida population is 65 and older. Population projections for the region through 2050 predict the highest growth in the 65 and older age group, accounting for 38% of Southwest Florida's expected population growth.
