GlobeSt. Real Estate Forum is a leading commercial real estate publication that names annual influencers from different sectors that have made significant contributions to the industry.
Here at Ryan, we pride ourselves on finding new ways to continuously evolve and progress, and having a department dedicated solely to insights and innovation is a big reason why we’re able to stay agile as an organization.
Our virtual design and construction team created a way to help our senior living clients show various finishes and floor plan options to prospective buyers to drive sales. By using a real-time gaming engine called Unreal, the team was able to produce a virtual reality experience that allows potential residents to see and select their finishes from a traditional web browser—and they didn’t stop there.
Using Matterport 3D camera technology, 4,000 360-degree photos of existing tenant spaces were scanned and then transformed into a 3D-modeled, virtual reality tour that illustrated what the space could look like after finishes and furniture were added. The team also created a workflow that allows a 3D model to be overlaid on recorded aerial drone footage, which would provide yet another realistic visualization of future projects.
But visualization and 3D modeling aren’t the only innovations we’re making here at Ryan. We recently launched Napkin Sketch, a web-based application that allows developers and other real estate professionals to make site selections easier and more effectively. In as little as 45 minutes, this tool test-fits sites and uses high-level building parameters to produce a summary that includes total construction cost and scope and duration of the project—a process that typically takes up to four weeks.
