Ryan Companies successfully led the construction of a six-story, 151-unit multifamily development at 13th and Wadsworth in Lakewood, CO, marking a significant milestone as the region’s first multifamily development under our construction leadership.
This 133,560-SF project includes premium amenities such as a year-round hot tub, a state-of-the-art fitness center, and an innovative automated vehicle parking stacker system—one of the few in the area—designed to maximize space and convenience for residents. Additionally, 2,500-SF of rentable commercial space enhances the community’s accessibility, offering direct connections to downtown Denver via the RTD light rail and the redeveloping West Colfax Avenue corridor. The project also achieved the National Green Building Standard (NGBS) Silver Certification.
A key challenge included integrating the car stacker system, which required raising the entire building by one to two feet. Thanks to the early involvement of Ryan’s Virtual Design and Construction (VDC) team, this adjustment was identified early, preventing costly delays and ensuring a seamless implementation. Our construction team’s coordination with the local fire department further allowed the team to proactively adapt the design to meet evolving safety standards for electric vehicles, ensuring project compliance.
Despite challenges, including electrical delays and underperforming subcontractors in plumbing and fire sprinkler installations, Ryan’s team demonstrated resilience and problem-solving expertise. Strategic decisions, such as re-sequencing the concrete podium pour and supplementing subcontractor work, ensured quality and maintained progress.
