Often the success of a project is determined by the ability to stay responsive to decisions and details as they evolve. With 314,384 SF of warehouse and distribution space, a 122,850-SF showroom, 35 truck dock bays and more, the Living Spaces facility was an ambitious and complex project on a tight schedule.
A key challenge was that the electrical and plumbing design process—and other decisions regarding the interior—happened late in the game, when the shell was nearly completed. Ryan worked closely with the developer’s team while staying flexible to accommodate the evolving design. For example, we had dry utility installers standing by ready to react as details firmed up so when the tenant decided on gas-fired rooftop equipment, they inserted gas service piping into the dry utility mix. The ability to be responsive to changes and make decisions quickly ensured a high level of efficiency and an on-time delivery.
Ryan also built the park infrastructure, such as roads and traffic signals, to set the stage for future tenants. We leveraged our in depth knowledge and experience in architecture to provide guidance on complex design issues and, in the end, the flexibility and intense collaboration resulted in a building the owner could be proud of.
