Pierside North and South are just moments from the ocean in downtown Oceanside, an up-and-coming beach town undergoing significant urban renewal. The goal of our customer, GF Properties, was to create two attractive—distinctively different—mixed-used buildings, celebrating the appealing location. With an aggressive two-market strategy it was essential to get both projects completed and, on the market, as fast as possible in order to beat out other local properties and manage a tight budget. With concerns over the project’s ability to keep on schedule our team took an accelerated approach to design and construction, beginning with Pierside North.
We encountered several challenges along the way developing Pierside North, a classic mission-style structure with 66 units boasting ocean, pier or downtown views and Pierside South, a seven-story bright contemporary building including 110 units with 25 highly customizable floorplans. The challenges ranged from noise mitigation from the train to facilitating construction in a dense urban and coastal environment to working with customized units to protecting oceanside views. In order to deliver the project successfully our team worked diligently to overcome these challenges. We strengthened installation and upgraded windows for better sound acoustics, implemented safety protection for tourists, created full scale floorplan mock-ups to set expectations and prioritize project details early on with the out-of-state architect, and oriented each apartment over residentially zoned neighborhoods to the north and south as an effort to maximize and protect views.
This was a true partnership led by the client’s vision and with many different groups from the city involved it was important we build a strong relationship with municipality and became an advocate for the community. The client was impressed with how we worked with the city and the response to both properties has been exceptional.
