Strong collaboration and development expertise brought Ryan Companies to the table when the City of Austin, TX and Catellus Development Corporation partnered to redevelop the former Robert Mueller Municipal Airport. The partners were inspired to create a dynamic, sustainable live-work-play hub. To help accomplish their vision, they engaged Ryan to add a high-end multifamily residence to the 700+ acre master-planned community.
With Ryan’s development, architecture, construction and capital markets teams working together, Ryan’s collective insight provided increased cost-effectiveness and efficiency. Seamless communication expedited the decision-making process— Ryan A+E had an office onsite, allowing the client and the construction team to collaborate and solve problems quickly, helping ensure a clear path to move the project forward ahead of schedule and on budget.
To preserve the historic site and highlight the strong visual aspect of the preexisting 1961 Robert Mueller Municipal Airport Control Tower, the City wanted a clear sight line to the tower. Ryan’s construction team worked closely with the City, utilizing our expertise to eliminate a planned pedestrian bridge intended to connect the development’s two mid-rise buildings. This design alteration accomplished the City’s goal while still accentuating a tree-lined manicured paseo and maintaining the design aesthetic.
In addition to 345 units, the Class A residence features a modern, resort-inspired design and first-class amenities, including private courtyards, indoor and outdoor spaces with a full kitchen, multiple gathering areas, and a rooftop terrace with incomparable city views.
