Mercer Park

The speculative renovation of Mercer Park Office in Mercer Island, WA, transformed the dated, vacant building into a desirable Class A office to serve new tenants and the community. Modernized in hopes of attracting a technology company, the 155,000-SF, five-story office building was remodeled in just six months and later purchased by video game maker Riot Games. With a prominent location near Mercerdale Park, Mercer Island Farmers Market and a future light rail station, Ryan Companies leveraged the expertise of our Northwest Region development, construction and capital markets teams to refresh the office site while also fostering a better connection to the tight-knit community.

A new main entry plaza softens the building’s industrial feel with greenery and seating for employees and community members, while the east side features hardscape seating for weekend farmers market vendors and guests. The formerly windowless basement underwent the most significant change when we cut the exterior grade down 10 feet, saw-cut through the existing concrete walls and installed windows to bring in natural light. Inside throughout all five stories, we reconceptualized work space and added large conference rooms and collaborative areas. We also expanded the lobby into a two-story glazed entry, updated elevator lobbies and restrooms, and added numerous amenities including a fourth-story patio, rooftop deck, fitness center, lockers and showers, and bike storage. Throughout the process, we gained the trust of the community by deeply listening and understanding the expectations for the project, conducting and attending meetings, presenting ideas and addressing concerns head-on.
